When purchasing a home or property or perhaps just refinancing, it is advisable and usually required by most lending institutions to obtain Title Insurance. This typically calls for a complete and thorough survey and investigation of the premises. This is sometimes referred to as a Mortgage Survey or Mortgage Inspection Survey. We simply refer to it as a Residential Title Survey or Property Survey. This type of Survey requires precise and accurate measuring, locating and mapping of the entire property, corner monuments, surface improvements, easements of record, building setbacks and encroachments (if any). In some cases an Elevation Certificate may be required if the property lies in or near a Flood Zone. This is usually at the discretion of the lending institution and additional cost are incurred. Cost can be drastically reduced if an elevation certificate is done at the same time of the Property Survey.

All surveys and their respective plat drawings are heavily scrutinized by our *Registered Professional Land Surveyor and then and only then is it approved and certified. In accordance with the State of Texas statutes, only a "BLUELINE" copy with the "original seal and signature" of the RPLS is accepted and considered to be a "certified" survey.
