As those us of who live in the Kingwood area are certainly aware, the Floods of 1994, 1998 and as recently as June 2001, were devastating to many residents whose homes lie in the Flood Zone. More than likely these floods affected you or someone you know in some way even if your home or business does not lie the Flood Zone.

FEMA has revised the Base Flood Elevation (does not pertain to June 2001) in many areas including Kingwood but also throughout the general areas of Atascocita, Humble and even areas of Montgomery County.

These new maps were officially issued with a revision date of April 20, 2000. Revisions now include a much broader area and properties that did not lie in a flood hazard zone, now do so. If you think that your property may now lie in a hazard zone or is close enough to require Flood Insurance, or if your mortgage company has contacted you and now requires that you obtain Flood Insurance you will probably need an Elevation Certificate.

In some cases the "land area" where your home is located will appear to lie in the 100 year Flood Hazard Zone on FEMA's maps, while the actual dwelling is of a higher elevation, thereby creating the actual dwelling to lie outside or "above" the base flood elevation. This often causes some confusion and is explained on FEMA's website.

An Elevation Certificate, once the field work has been performed and data has been calculated and established, will show the actual elevations of the Finished Floor of your dwelling and the natural ground that it lies on as compared to the Base Flood elevation as determined by FEMA (this is what the FEMA maps actually show...the Base Flood elevation. The elevations for your property are NOT shown on these flood maps).

It is this information that your Flood Insurance Provider will need in order to determine your rate. These maps DO NOT tell us what ANY Flood Insurance rate is or should be. We strongly   recommend you contact your Flood Insurance Provider BEFORE you request an Elevation Certificate be done.

 You should be aware that determinations of flood zone conditions on an average survey are made entirely based on the FEMA Flood Insurance Rate Maps (FIRM) obtained from FEMA. These maps do not tell us whether your property certainly lies within the 100 year Flood Hazard Area, but DOES allow us to determine and recommend whether an Elevation Certificate should be performed on your property.
